AN EXPLANATION OF THE PROCESS

I never assume, even if we've worked together before, that you know or remember all of the ins and outs of the Buying process. We will go over the steps from start to finish and over the Offer paragraph by paragraph in plain language so that you are confident with what you're signing.

AN ASSESSMENT OF YOUR NEEDS

At our Initial Consultation I will work to understand your motivations for moving, time lines, financial constraints and personal issues that might play a part in the decision making process to make sure we not only find the right home, but make a plan that is in your best interests long term. 

A PLAN TO FIND YOUR PERFECT HOME

We will work together to determine your Needs, Wants and Wishes. Maybe you are downsizing, would a bungalow would work best as you age? Seeking a certain neighbourhood? Proximity to schools or work? Absolutely have to have a pool? Garage? Hate cutting grass? I will compare your needs, wants and budget with what is available on the market and make recommendations that save you time and effort.

Then we will go and view houses and I will help you assess their suitability and price. As an expert who spends hours every day looking at homes, I know what to look for to spot problems early.  I can point out upgrades that are uncommon in that price point and factors in the home and its design that may or may not work for your family but that you may have overlooked.

ACCESS TO PROPERTIES FOR SALE

MLS® is an exclusive service accessible only through a REALTOR® and it can be a valuable tool. Through MLS®, the details of a wide variety of listed properties are made available to the REALTOR® you work with. That can save you a tremendous amount of time and effort in your hunt for the right home. The information that I have access to is different than what is available to the public on www.Realtor.ca and I am notified of new listings immediately, not days later.

KNOWLEDGE OF FINANCING OPTIONS

I have an extensive knowledge of the financing choices available to home buyers and there options and obtaining financing at the most attractive prevailing rates and terms.  I also understand the pitfalls and know a few tricks to save you possibly thousands of dollars. One of the first steps I recommend all of my Buyer clients take is to get pre-approved through my preferred Mortgage Broker, whether or not they have met with someone at a bank. Knowledge is power and experience has proven it's a call worth making.

A SKILLED NEGOTIATOR

After countless hours of specialized training on the subject and decades of experience, I am a well-seasoned negotiator. I will assist in negotiating your offer, acting as a mediator to head off potential conflicts between you and the seller, and draw up a legally binding agreement. Trust me when I say, there is more to argue about than price.

HONESTY AND INTEGRITY

I am a member of the Ontario Real Estate Association (OREA) and only members of OREA can call themselves REALTORS®

When you work with me, you can expect not only strict adherence to provincial laws, but also adherence to a Code of Ethics. And that code is very important to you because it assures you will receive the highest level of service, honesty and integrity. Additionally, I carry Errors & Liability Insurance as well as Deposit Insurance so you are provided the maximum level of protection throughout your entire transaction.

HIGHEST PROFESSIONAL STANDARDS

Before receiving a real estate license, candidates must successfully complete an extensive course of study developed by OREA on behalf of the Real Estate Council Ontario. Furthermore, in the first two years of practice, licensees are required to successfully complete three additional courses as part of an articling program with an experienced broker. Additionally, all licensees must continue to attend courses throughout their careers in order to maintain their license. Above and beyond that, I have continued on to achieve my own Broker's registration as well as other designations that ensure I provide the highest level of care possible to my clients.

The transaction may be done, but that doesn't mean we are.  It is my goal for you to be my client for life.
